A beautiful new 3 bedroom luxury Villa with sea views and private pool

Private home in a quiet residential area having an established garden and perimeter lighting. A fully maintained and illuminated 8 x 4 metre pool at the rear, where there is also a pool shower, barbeque, garden table with 6 chairs, parasols, sun chairs and large patio area.

The house is fully furnished, having 2 large comfortable leather settees in the lounge, which easily seat 6, bookshelves, TV and video/DVD players.

Off the lounge is a large front terrace overlooking a lawned front garden.

There is a fully fitted modern kitchen with granite work tops and ALL the usual white goods.

The bedrooms all have fitted wardrobes. The two rear bedrooms share a large balcony overlooking forestry land and fields. The front bedroom (with en-suite) also has a large balcony with views of the sea.

The bathrooms both have showers, vanity units and WC’s fitted and one also has a jacuzzi bath. All bedrooms have air-conditioning, as has the lounge and (separate) dining room area. There is another WC on the ground floor.

The lovely 8 metre by 4 metre swimming pool is very secluded; being located in the enclosed shrub-surrounded rear garden and maintained by Pierros, our friendly pool attendant, who visits several times a week through the summer months.

We will provide you with contact details of our (English) manager who resides permanently only a matter of 2-3 hundred yards away and available should you require any advice or have any queries.

We recommend that you hire a car to make the most of all that is to be seen and enjoyed around the local area. Should you choose not to do so we can arrange transportation to and from Larnaca airport, but there would be an extra charge for this service.

A welcome pack (tea, coffee, milk and water) will be provided. Any additional items can also be provided on request also at an extra charge.

A security deposit of £200 (GBP) is required with the balance payment. This will be refunded to you less any damage costs following your holiday. The Villa will be available to you after 15:00pm on the day of your arrival and we ask that you vacate the property by 11:00am on departure day to allow for cleaning.

The villa is located on the outskirts of Ayia Napa, only 35-40 minutes away from Larnaca airport and just over a mile away from the nearest motorway exit.

It is situated within a very nice, quiet residential area just 2 or 3 minutes drive from the fabulous and safe golden sands of the Nissi, Adams, Makronisos and Landa beaches - unquestionably the finest on the island.

In the opposite direction, a 3-4 minute drive will take you to the beautiful harbour (great for boat and fishing trips) and town with its monastery square, fine Greek taverns and many other multi-national restaurants.

Water World, the largest water park in Cyprus is, again, only a 3 minute drive away and the magnificent cliffs of Cape Greco and Konnos Bay beach a mere 5 or 6 minutes.

The nearby town of Paralimni has two large supermarkets to cater for all of your holiday requirements, but there are also many smaller local supermarkets, banks (with ATM's) and other shops, where English is widely spoken, very close to hand.
